Think nobody’s buying homes right now? Think Again!
If you’ve been thinking about selling, you may have seen numerous headlines suggesting that the real estate market is in the doldrums. They say that homes are taking much longer to sell. Some are just being taken off the market. Lots of gloom and despondency.
What About Our Area? And In Particular, Twin Creeks?
As I’ve noted many times, “Real Estate Is Local!”. What is happening in Texas or North Carolina is not the same as the California real estate market. In fact what is happening even in Marin County is a totally different market than Contra Costa County. Buying and selling patterns vary for a variety of reasons.
Although homes have been taking longer to sell over the last couple of months in our area, this is not unusual. There are typically two windows in the year which are the most active for real estate sales. The first one is from March through May. That’s because most Twin Creeks home buyers have children they want to have registered in school before the new school year starts. The second window is from mid August to Thanksgiving.
2026 was a little different. Buying demand started very early this year, and there was little inventory, so prices saw a temporary spike until April. Then things slowed a little as more homes came on to the market.
Overall though, if you look at the numbers of closed sales, month on month, over the past few years, you can see surprisingly consistent results.
We live in a desirable area with a strong economy and great schools. There are always potential buyers here and desirable homes will always sell for a good return if they are appropriately prepared for sale, well presented, and priced in line with recent comparable sales.
